Buy a Home

Helping you secure the right mortgage so you can confidently purchase your dream home.

Buying a house can be broken down into five steps

Buying a home is an exciting milestone, and understanding the process can make the experience smoother and more enjoyable. At Oak & Vine, we guide you through every stage of the home buying journey, from your first consultation to the day you receive the keys to your new home.

1. Get Pre-Approved

Pre-approval is the first step toward understanding how much home you can afford. During this stage, your lender reviews basic financial information such as income, debts, and credit history to estimate the loan amount you may qualify for.

Getting pre-approved helps you:

  • Determine a comfortable home price range

  • Strengthen your position when making an offer

  • Save time by focusing only on homes within your budget

Pre-approval is quick and convenient, and it can often be completed online in just a few minutes.

Once you know your budget, the exciting part begins: searching for your new home. With the help of a real estate agent, you can explore listings, attend open houses, and schedule in-person or virtual tours.

Because you’ve already been pre-approved, your realtor can focus on properties that match your price range and financial goals, making the home search more efficient and enjoyable.

There are several types of mortgage programs available, each designed to meet different financial needs. These may include conventional loans, FHA loans, VA loans, and other specialized programs.

Your loan officer will work closely with you to review your options and help you choose the loan program that best fits your financial situation and long-term goals. The final loan selection may depend on the property you choose and other factors in the transaction.

After you’ve found your dream home and your offer has been accepted, the loan moves into the formal approval process. During this stage, your lender will verify documentation and review important details related to the property and the loan.

This may include:

  • Property appraisal

  • Title verification

  • Flood certification

  • Homeowners insurance documentation

  • Final income and asset verification

Your loan officer will guide you through the process to ensure everything is completed smoothly.

Closing day is the final step in the home buying process, and the most exciting one. During the closing appointment, you’ll meet with the seller and the closing agent to finalize the transaction and officially transfer ownership of the property. You’ll review and sign the necessary documents, including the Closing Disclosure and mortgage agreement. Once everything is completed, the property title will be transferred, and you’ll receive the keys to your new home. Congratulations, you’re officially a homeowner!
